Tenant Qualification Requirements

Income- Applicants must provide ALL sources of income, including employment, child support, alimony, disability, any form of assistance - such as FIA, Section 8 or SSI. Verification of income must be documented with your application. Recent pay stubs,prior year W-2 form, Section 8 award letter and other verifications of income must be documented with your application.

Prior Rental References- If applicable, we will be contacting your current and previous landlords. Please provide as much information as possible.

Credit- Credit history is only one criteria we consider.Do not assume that credit alone will cause your application to be denied. As well, acceptable credit is not a guarantee of approval.

Number of Residents- Tenants are required to provide the total number of resident occupants and their ages. Property owners establish their own residency guidelines. Certain units, such as retirement villages and apartments, may have age limits and/or other restrictions on occupancy.

Pets- Jefferson Property Management does not permit animals or pets in managed units unless it is acceptable to the property owner. We offer a Pet Addendum with a fee schedule for appropriate residences.

Move-in Costs- It is JPM policy that tenants must pay a full month’s rent and total security deposit prior to occupancy. Keys are given to tenants once required funds have been received and the property move-in checklist and rental agreement are signed.

Application and Selection Process

JPM Properties are not held or reserved. They are awarded to the first qualified applicant(s) who submits a complete, accurate and signed application in addition to full move-in costs, received in certified funds. Photo identification (Drivers License), proof of income and a $25 non-refundable application fee must be presented in order to process an application.

What is Section 8?

Section 8 is the more common name for the Housing Choice Voucher Program, which is sponsored by the Department of Housing and Urban Development (HUD). Qualified applicants receive vouchers, which are used to subsidize the cost of housing. These vouchers are awarded to individuals who meet certain income and earned income requirements. The goal of these programs is to provide affordable low cost housing to low-income occupants.

The main voucher program works differently depending on the housing available in your area. A voucher may limit you to a specific housing complex or it may allow you to locate private housing that accepts vouchers as payment. Rental properties are required to pass specific state inspections to qualify. Tenants are required to pay the security deposit and sign a 12-month lease before funds are disbursed. Section 8 sends rent payments directly to Jefferson Property Management.
